The Appraisal Institute (AI) is a professional organization of real estate appraisers that sets the standards and guidelines for the appraisal profession. One of the highest distinctions that an appraiser can achieve is becoming a Member of The Appraisal Institute (MAI). The MAI membership designation is held by professionals who provide a wide range of services on all types of real property related to providing opinions of value, evaluations, review, consulting, and advice on investment decisions, among other things. Property types may include commercial, industrial, agricultural, residential, and vacant land. In this post, we will take a closer look at what it takes to become a MAI, the benefits of this distinction, and the steps you need to take to achieve this goal.
Becoming a MAI is a rigorous process that requires a significant investment of time, effort, and money. The first step is to meet the eligibility requirements, which include a combination of education, experience, and ethics. Appraisers must have a bachelor's degree, or its equivalent, from an accredited college or university and a minimum of five years of experience in commercial or residential real estate appraisal. Additionally, they must also have completed a minimum of 300 hours of continuing education and passed a written examination on ethics and professional practice as well as Advanced Income Capitalization, Advanced Market Analysis and Highest and Best Use, Advanced Concepts and Case Studies, and Quantitative Analysis. However, each required course can be challenged, which means you can skip the course hours and go directly to taking the exam. Once the eligibility requirements are met, candidates must also pass a rigorous examination that covers the most advanced aspects of the appraisal profession. This examination is designed to test the candidate's knowledge, skills, and abilities in a wide range of appraisal-related topics, including market analysis, income capitalization, and cost approach. In addition, candidates must pass a General Demonstration of Knowledge as well as accumulate 4,500 of specialized experience. The Appraisal Institute currently offers several options for completing the General Demonstration of Knowledge requirement which are the following:
1. Traditional Demonstration Appraisal Report
